In central districts, from 2015 to 2018, street houses in Hoan Kiem, Ba Dinh, Hai Ba Trung, Cau Giay, Dong Da, Tay Ho, and Thanh Xuan all increased in price but at a slower pace. In particular, Hoan Kiem has the highest average increase of 17%, from around VND 400 million/m2 in 2015, up to VND 500 million/m2 in 2018. Meanwhile, the remaining districts, the increase ranges from 7-15%.
For the housing segment in central districts of Hanoi such as Hoan Kiem, Cau Giay, Dong Da, Ba Dinh, Tay Ho, the increase from 2015 to 2018 is about 1-7%. In particular, Hoan Kiem district has the highest increase, from about VND 110 million to VND 120 million/m2.
According to experts, the reason for the sharp increase in the price of districts along Hanoi recently is due to the strong urbanization rate in Hanoi. Therefore, housing demand is at a very high level. Besides, Vietnamese people are always in the mood to live on the ground so the price of housing in Hanoi has increased steadily over the quarters.
Explaining the reason why central real estate prices have a slower growth rate than suburban areas, experts say prices in core districts of Hanoi are already very high, so it is difficult to increase sharply. While housing prices in many suburban districts have lower prices, there is still room for growth.
